The Pinterest Problem: 247 Pins ≠ A Plan

You’ve been “researching” your kitchen remodel (or your new home’s kitchen design) for eight months.

According to the Houzz study, the median spending for home improvement projects in 2024 was $20,000, but that covers everything from minor updates to major remodels to new home construction finishes. For kitchen projects specifically, the median spend was $22,000, but major remodels of large kitchens averaged $55,000, and high-end kitchen renovations started at $150,000 for large spaces and $90,000 for small kitchens.

The range is enormous because every project is different. (And therefore, the statistics are worthless.)

But here’s what online calculators won’t tell you:

  • Your 1950s home needs updated electrical and plumbing (remodel)
  • Your desired layout requires moving a load-bearing wall (remodel)
  • Your new home’s site conditions require additional foundation work (new build)
  • The “affordable” tile you love requires expensive installation (both)
  • Permits and inspections add 12-18% to material costs (both)
  • Your timeline requires premium lead times (both)

The calculator gave you a fantasy number. The professional gave you reality. And now you’re angry at the wrong person right in the middle of the infamous home building and remodeling preparation gap.

In my 35 years working in home building and remodeling, I’ve watched this model erode trust on both sides of the transaction.

The Professional’s Experience

When a contractor, builder, or designer pays $45 for your lead, they have no idea if:

  • You’re collecting quotes for a project 2 years away
  • You’ve already selected someone and are just “getting one more bid”

Result: The professional is incentivized to close you fast, not to ensure you’re properly prepared. They’ve already paid for your contact, so they need to convert you quickly to recoup that cost—or move on to the next lead they’ve purchased.

Meanwhile, you receive 3-4 aggressive phone calls within hours. Each professional is competing with the others, knowing they all paid for the same lead. The quality varies wildly:

  • Some are experienced and appropriate for your building or remodeling project
  • Some are desperate for work and will take anything
  • Some are outside their area of expertise but need the revenue
  • Some are frankly unqualified but good at sales

You have no idea how to differentiate between them.
